1. The LESSEE must agree to a credit check on his or her person, agree to provide references, proof of employment and if need be proof of funds.
2. The Lessee must follow the rules and is liable if sanctioned by management by his or her own fault.
3. The LESSEE will provide a deposit to cover the first and last month's rent.
4. This is a non-smoking accommodation.
5. During the term of the lease, the LESSEE, at his own expense, shall maintain and provide to the LESSOR a copy of a tenant liability insurance policy of two million dollars ($2,000,000.00). It is understood that the owner's insurance does not cover the LESSEE's personal assets and belongings.
6.The LESSEE may neither give away, transfer or otherwise assign the present lease in whole or in part, nor allow any change to affect the present lease and the premises without having obtained the prior written consent of the LESSOR. Airbnb or any other equivalent platform/short term leases are prohibited.
7. The LESSEE understands that smoking any sort of substance in the premises is not permitted throughout the term of the lease. (Ex: cannabis, tobacco, shisha, electronic cigarettes or anything else related).
8. Upon receiving the keys, the LESSEE must provide proof of insurance and proof of open accounts for this address at Hydro-Quebec.
9. Any damage caused by the LESSEE throughout the term of the lease shall be the responsibility of the LESSEE to fix or replace at his own expense.
