Conditions :

1. Forbidden to use the fireplace.

2. The Lessors require references, an employment letter,

pay slips and a credit check report which will need to be

to their entire satisfaction before signing a lease.

3. The Lessors require a security deposit.

4. The Lessee must obtain a civil liability insurance

policy of $2M prior to occupancy.

5. The Lessee cannot sub-lease nor transfer his/her lease

without written permission from the Lessors. No room

rentals allowed, nor short-term leases.

6. 12 months minimal rental.

7.The Lessee is responsible for the cost ost keys.

8. No smoking of any kind in the dwelling and on the

balcony, no smoking nor growing of cannabis in the unit or

on the balcony.

9. Pets are not allowed.

10.. The unit must be returned in the same condition as it

was remitted to the Lessee.

11. If the the lease is not renewed, the Lessee must honour

all visit requests to all potential new Lessees, for which

a 24 hrs. notice will be given.

12.The Lessee will show proof of a transfer or opening of

an HQ account prior to occupancy.

13. The Lessee will not have access to the garage, nor to

the yard. No BBQ's on the balcony.

14. The Lessee cannot paint any walls in the dwelling

before getting the Lessors' approval.

15. The Lessee is responsible for any appliance repairs

during the term of the lease.
