During the term of the lease, the LESSEE, at his own expense, shall maintain and provide to the LESSOR, a copy of a tenant liability insurance policy of Two Million Dollars (2,000,000.00). It is understood that the LESSOR's insurance does not cover the LESSEE's personal assets and belongings.

The LESSEE may neither give way, transfer or otherwise assign the present lease in whole or in part, nor allow any change to affect the present lease and the premise without having obtained the prior written consent of the LESSOR. Airbnb or any other equivalent platform/short-term leases are prohibited.

The LESSEE understands that smoking any sort of substance in the premises is not permitted throughout the term of the lease. (Ex. cannabis, tobacco, shisha, electronic cigarettes or anything else related). No cannabis can be grown in the house or in the front and backyard.

Upon receiving the keys, the LESSEE must provide proof of insurance and proof of open accounts at Hydro-Quebec and Énergir under his name.

Any damage caused by the LESSEE throughout the term of the lease shall be the responsibility of the LESSEE to fix or replace at his own expense.
